Steel corrosion and spalling had compromised the balcony slabs — water tracking through voids and the rebar rusting behind the concrete. They'd been patched twice and kept failing. We broke out to sound substrate, treated the reinforcement, rebuilt with high-strength repair mortar, and sealed it with a protective coating system built for coastal salt air. Six weeks.

Mid-rise strata — Killara

A root-cause investigation traced concrete cancer and cracking through the internal slabs to magnesite topping — so a full slab remediation was needed to restore the structure. We removed the drummy concrete, treated and replaced corroded steel, and reinstated with Sika repair mortar under the direction of a Class 2 Design Practitioner. Residents stayed in place the whole time.

During a renovation, a structural engineer found active concrete spalling at four locations in the pool structure. We removed the drummy concrete, applied anti-corrosion treatment to the reinforcement, and reinstated every patch with structural repair mortar. Is the spalling just cosmetic, or is it serious?+
Spalling almost always means the steel inside is corroding and expanding — so it's rarely just cosmetic. We sound the concrete to map how far the cancer has spread before pricing, so you know exactly what you're dealing with, not a guess.
We've already had it patched and it came back. Why?+
Because the patch covered the symptom and left the corroding rebar underneath. The steel keeps expanding and pushes the new patch off. We remove the drummy concrete, treat the steel, and reinstate to ACRA standard so the cause is actually addressed.
Is it cheaper to act now or wait?+
Almost always now. Caught early, concrete repair is targeted and contained — at Vaucluse we treated pool spalling for $50K in three weeks. Left until the reinforcement is past saving, the same defect becomes a full replacement: many times the cost and a season of disruption.
