Scope
Full strip-out, ACRA substrate repair, Ardex WPM002 membrane system, screed to falls, tiling, and complete QA documentation.

Killara — Residential Unit Slab Repair

Problem
Concrete delamination and corroded reinforcement discovered beneath timber floors in a live residential unit. The owner was still living in the property.
Scope
Controlled breakout, steel preparation and treatment, slab reinstatement to AS3600, staged across two pours to maintain liveable access throughout.

No relocations required. Engineer signed off. Floor reinstated with zero deviation from spec.

Problem
Brick spalling and water ingress at a heritage-listed facade. The deterioration was impacting internal units and needed to be addressed without altering the building's heritage character.
Scope
Crack remediation, full brick repointing with heritage-matched mortar, and clear sealer application. No scaffold required — all works completed from rope access and elevated platform.

No scaffold delays. Engineer signed off at first QA inspection. Heritage character preserved.

Scope
Full roof replacement — sheet removal, insulation, sarking, new standing seam cladding. Plus vertical wall cladding at the perimeter to eliminate the interface ingress path entirely.

Zero owner complaints. Works staged around weather windows and completed on time with no disruption to residents.

Podium Deck Waterproofing — Shelley St, Sydney CBD

Building

22-lot residential, concrete podium over basement carpark

Problem

Persistent leaks into carpark from podium garden beds and tiled terrace. Previous patch repairs had failed within 12 months.

Investigation

Hose testing, moisture mapping, core samples to assess membrane condition. Engaged hydraulic engineer for drainage review.

Solution

Full membrane strip and re-waterproof using Wolfin GWSK torch-on system. New drainage cell installation, protection board, and retiling with falls correction.

Warranty

15-year manufacturer warranty registered with Wolfin. Full QA handover pack delivered to strata manager.

CONCRETE REPAIR

Structural Concrete Remediation — Killara, North Shore

Building

6-storey residential, exposed concrete balconies and carpark soffit

Problem

Concrete spalling on balcony soffits and edges, exposed reinforcement with active corrosion. Rust staining visible from street level.

Investigation

Delamination survey (hammer tap), carbonation depth testing, half-cell potential mapping, chloride sampling. Structural engineer engaged for load assessment.

Solution

Break out to sound concrete, treat reinforcement with Sika MonoTop anti-corrosion primer, patch repair with polymer-modified mortar. Protective anti-carbonation coating to all exposed surfaces.

Warranty

10-year product warranty via Sika. Engineer’s sign-off on structural adequacy. Full photo and test documentation in handover pack.

Problem

Close-range rope access inspection, mortar joint sampling, moisture mapping behind face brick. Heritage consultant engaged to advise on compliant repair methodology.
