Mid-rise strata — Randwick

Concrete spalling beneath magnesite flooring in an occupied strata unit
Following magnesite removal, a structural engineer identified active concrete spalling across four locations — two in the bedroom, two in the kitchen.

We removed the drummy concrete, applied anti-corrosion treatment to the reinforcement, and reinstated all patches with structural repair mortar.

Once cured, we applied a full floor levelling compound across the unit — leaving a flat surface ready for the owner's carpet installer to overlay directly.

Common questions

Is the cracking and spalling we're seeing structural, or just cosmetic?

It needs to be assessed properly to know for sure.

Surface cracking can be cosmetic, but if you can see exposed steel or delamination, that's active concrete cancer and it's getting worse.

Best to get it checked early.

Can we just patch the spalling areas and be done with it?

You can, and it might hold for a while.

But if the corrosion in the reinforcement hasn't been treated, the patch will eventually blow off too.

What's the difference between you and the guy who quoted half the price?

Usually it's the method.

Cheap concrete repairs skip the rebar treatment, use the wrong mortars, and don't address why the concrete failed in the first place.

Do you need scaffolding, or can this be done by rope access?

Depends on the extent. Localised spalling on a facade can often be done by rope access, which is faster and cheaper.

Widespread repairs usually need scaffold for proper access and quality.

Is there a safety risk right now while we're waiting to get this fixed?
