Why it matters now

A failing facade compounds daily — water in, structure out.

A facade isn't decoration — it's the building's envelope. Once water gets behind the render or into the masonry, it corrodes embedded steel, spreads through the structure, and turns a cosmetic crack into a structural repair. Every season it's left, the scope grows and the safety risk with it. The cheapest time to remediate the envelope was when it first cracked. The second cheapest is now.

Our work

The proof is in the projects.

Real Sydney facades. Real envelope failures. Real numbers. Verify any of them.

Mixed-use strata facade in St Leonards after ACP cladding and window replacement — Atomic ProjectsCladding & Window Replacement

Mixed-use strata — St Leonards

Non-compliant ACP cladding replaced with a certified system, rooftop re-waterproofed, and all windows and doors renewed. Three scopes integrated into a single 8-month program to minimise disruption and duplication.

"They combined three major scopes into one program and dealt with council directly. We expected 12 months of chaos — it was done in eight."

Heritage brick warehouse facade in Alexandria after repointing and crack stitching — Atomic ProjectsHeritage Facade Remediation

High-rise strata facade in St Leonards during rope-access concrete spalling repair — Atomic ProjectsConcrete Spalling Repairs

High-rise strata — St Leonards

Works in occupied buildings

We reach the whole facade — without moving anyone out.

Facade work means height, and height usually means disruption. Not here. We combine rope access and scaffold to reach the full envelope efficiently, sequence the works so only part of the facade is live at once, and keep residents in their homes and tenants trading. Building envelope specialists who do it on occupied buildings every day.

"They reached the whole facade off ropes — no scaffold, no street closure, and nobody had to relocate. That's exactly what we were worried about."

Atomic vs a typical contractor

Why our facades don't fail twice.

A repaint hides the symptom for a season. Envelope remediation fixes the cause. Here's the difference.

What it costs

Straight answers on price.

This industry hides its numbers. We don't. Here's a realistic range before you speak to anyone.

$100K – $2M+
Typical facade remediation, depending on building height, envelope area, access and substructure. Example: rope-access spalling repair on a high-rise in St Leonards ≈ $50K; heritage brick restoration in Alexandria ≈ $250K; integrated cladding + envelope program on a mixed-use building in St Leonards ≈ $1M+.

Fixed price, before we start.

After a site assessment you get a line-by-line, engineer-checkable scope your committee can approve — fixed price, fixed timeline, no surprise variations once the facade is open.

We only take strata & commercial facade projects from $100K.

Risk reversal

Warrantied in writing. Verify everything.

Most facades fail again because the last contractor painted over the symptom — and walked away with no warranty. We don't.

Written 10-year warrantyA defined term, in writing — not the vague "warranty provided" everyone else offers.
Class 2 DBP — Licence 360636CVerify us on the NSW Fair Trading register before you call. We'd rather you check.
Root-cause investigation includedWe trace the water ingress before pricing the fix. Not charged as an extra.
Engineer-directed & documentedA QA paper trail your committee and engineer can audit at any stage.

We'd rather you check than take our word for it.

Is this you?

We're a fit for some buildings, not all.

This is for you if…

  • You manage a strata or commercial building in Sydney
  • Your facade is cracking, spalling, leaking or has failing cladding
  • The project is $100K or more
  • Your committee wants documentation and a real warranty
  • Residents need to stay in place during works

Probably not us if…

  • It's a single-dwelling home or a small one-off patch
  • You want the cheapest repaint, not a lasting fix
  • The job is under $100K
  • You need work outside Sydney
Bricks were coming loose toward the footpath and it's a heritage building, so we couldn't just patch it. They crack-stitched it with hidden steel, rebuilt the corbels, matched the brick — safe again, and it still looks heritage.

Who you're dealing with

You'll deal with the builder, not a call centre.

I started Atomic Projects because I was tired of watching committees pay to repaint a problem that needed remediating. A facade is the building's envelope — fix the cosmetics and ignore the cause, and you'll be back. Send me photos of what's failing and I'll tell you straight whether it's cosmetic or structural.

Common questions

What your committee will want to know.

Will the building look different afterwards?+
It'll look right — properly finished, not patched. Where we re-clad or re-render, we match the existing look as closely as the system allows, and we'll show you the finish before committing. Some committees use it as a chance to update the building's appearance.
Is the spalling just cosmetic, or is it actually structural?+
Often it starts cosmetic and becomes structural — water gets behind the render, corrodes the embedded steel, and the expanding steel spalls the concrete. We trace it before pricing so you know exactly what you're dealing with, not a guess.
How long will the scaffolding be up?+
Only as long as the staged works for that elevation need it. We combine rope access with scaffold to reach the envelope efficiently and keep the program tight — you'll have a fixed timeline before we start.
Can you work while residents are in the building?+
Yes. We stage the facade so only part of it is live at once, and residents stay in their homes throughout. Occupied buildings are our normal.
It's a heritage facade — can you preserve the character?+
Yes. In Alexandria we restored a heritage brick facade with heritage-matched bricks and repointing, hid the structural reinforcement with stainless-steel crack stitching, and rebuilt the corbels to original form. Safe again, and you'd never know we'd touched it.

Your building deserves better.
