    • Concrete breakout, steel treatment with zinc-rich primers, and reinstatement with polymer-modified repair mortars — in accordance with AS 3600 (Concrete Structures).

Can façade repairs be done while residents are in the building?

Yes, in the vast majority of cases. We work on the exterior of the building, so residents can continue to occupy their units throughout the project. We notify affected residents before works begin, manage noise and dust with appropriate controls, and schedule disruptive activities like cutting and grinding within agreed working hours. Access to individual units is only required in exceptional cases where concealed internal damage is discovered during the works.

How long does façade remediation take for a typical strata building?

Timeline depends on the extent of works. A targeted repair program addressing cracking and sealant failure on a 6-storey building might take 4–6 weeks. A comprehensive façade remediation involving concrete spalling repairs, full re-rendering, and sealant replacement across multiple elevations could run 3–6 months. Do you handle the engineering certification for structural façade repairs?

Yes. For any works involving structural elements — such as crack stitching in load-bearing masonry, concrete cancer repair, or façade tie-back installation — we coordinate with qualified structural engineers. The engineer specifies the repair methodology, inspects critical stages, and certifies the completed works. What protective coatings do you apply after façade repairs?

The type of coating depends on the substrate and exposure conditions. For rendered or masonry façades, we typically apply a penetrating silane-siloxane sealer to reduce moisture absorption without altering appearance. For high-exposure or previously painted surfaces, an elastomeric coating system provides an additional barrier against moisture and carbonation. All coating systems are selected to be compatible with the substrate and any repair materials applied, and are specified from tested products by suppliers such as Sika, Parchem, or Dulux Protective Coatings.
