Your building's façade is its shield. When it starts cracking, leaking, or showing stains, it's not just an eyesore — it's a warning sign. Water gets in, reinforcement rusts, bricks move, and coatings fail. Left untreated, a small crack can turn into major structural damage, safety risks, and expensive repairs down the track.
For strata managers, engineers, and owners, façade issues also mean tenant complaints, falling compliance, and reduced property value. Sydney's climate — coastal salt air, heavy UV exposure, and wet-dry cycles — is particularly unforgiving on building envelopes, accelerating deterioration in ways that aren't always visible until a problem becomes serious.
At Atomic Projects, we don't just patch problems. We deliver façade remediation that restores strength, stops water ingress, and extends the life of your building. Our approach starts with understanding the root cause of the failure — not guessing at it — and builds a repair strategy around evidence, not assumptions.
Warning signs include visible cracks — particularly diagonal cracks at window corners or horizontal cracks at mortar joints — rust staining on concrete or masonry surfaces, water appearing inside units during rain, delaminating or hollow-sounding render, and sealant that is cracked, debonded, or missing around window frames. For a definitive assessment, our Building Investigations & Reporting service provides a condition survey with prioritised repair recommendations.
Yes, in the vast majority of cases. We work on the exterior of the building, so residents can continue to occupy their units throughout the project. We notify affected residents before works begin, manage noise and dust with appropriate controls, and schedule disruptive activities like cutting and grinding within agreed working hours. Access to individual units is only required in exceptional cases where concealed internal damage is discovered during the works.
Timeline depends on the extent of works. A targeted repair program addressing cracking and sealant failure on a 6-storey building might take 4–6 weeks. A comprehensive façade remediation involving concrete spalling repairs, full re-rendering, and sealant replacement across multiple elevations could run 3–6 months. We provide a detailed programme and staging plan during the scoping phase so strata committees can plan accordingly.
Yes. For any works involving structural elements — such as crack stitching in load-bearing masonry, concrete cancer repair, or façade tie-back installation — we coordinate with qualified structural engineers. The engineer specifies the repair methodology, inspects critical stages, and certifies the completed works. We can arrange this as part of our service or work with the building's existing engineering consultant. See our Concrete and Structural Repairs service for more detail on structural remediation.
The type of coating depends on the substrate and exposure conditions. For rendered or masonry façades, we typically apply a penetrating silane-siloxane sealer to reduce moisture absorption without altering appearance. For high-exposure or previously painted surfaces, an elastomeric coating system provides an additional barrier against moisture and carbonation. All coating systems are selected to be compatible with the substrate and any repair materials applied, and are specified from tested products by suppliers such as Sika, Parchem, or Dulux Protective Coatings.
