CONCRETE SLAB REPLACEMENT

Mid-rise strata — Killara

3-floor residential building
Structural slab remediation and underpinning of perimeter walls using A–B staging to maintain building stability. Concrete slab replacement to two basement levels in an occupied strata building in Killara. Existing slabs had carbonated past the reo line — concrete cancer confirmed by structural engineer. We broke out and replaced in staged bays of 4m², maintaining structural load paths throughout. Building remained occupied and lift-accessible for the full duration. Works completed under engineer direction with formal QA sign-off at each bay.
"Three levels of residents stayed in place the entire time — staged works kept the building safe and the disruption minimal."
— STRATA Manager, KILLARA

FACADE CRACKING Remediation

Heritage Warehouse — Alexandria

Deteriorating brick facade cracking with falling debris risk to pedestrians
Bricks were detaching from a heritage facade directly above the street.

Full restoration program — repointing, brick replacement, crack stitching with stainless steel helicals, and corbel rebuilds.

Facade stabilised in two months with zero compromise to the building's original character.
"Bricks were literally falling onto the footpath. They made it safe within days and then restored the whole facade."
— BUILDING MANAGER, ALEXANDRIA

STRUCTURAL SLAB REPLACEMENT

Residential Garage — Maroubra

Concrete slab above a triple garage with severe cracking and structural failure
Years of water ingress and inadequate surface protection had caused progressive spalling, exposing and corroding the reinforcement below.

We demolished and removed the entire failed slab, installed suspended formwork and new reinforcement before pouring a new complete replacement.

The finished structure was built to current standards — giving the owner a sound, durable base with a long-term protective finish that the original slab never had.
"We'd had engineers telling us the slab needed attention for two years. Atomic got in, did it properly the first time, and we haven't had a problem since."

Common questions

How do we know if a crack is structural or just cosmetic?
+

Location, width, pattern, and activity are the four things that matter. A diagonal crack across a door corner behaves very differently to a horizontal crack in a retaining wall or a step crack running through mortar joints. We carry out a proper investigation before recommending any repair — including crack monitoring equipment if the movement is still active. We won't quote a scope until we know what we're actually dealing with.

Do we need a structural engineer before calling you?
+

Not necessarily. We work alongside structural engineers and can help you engage the right one if you don't already have a relationship — including through your strata manager or insurer. What you do need is an engineer-of-record involved in specifying and signing off any structural repair. That's standard practice for us on every job. If your building already has an engineering report or defect notice, bring it. We'll work directly from it.

How disruptive is structural repair work in a strata building?
+

It depends on where the damage is and how the works are staged. Balcony soffit and facade structural work can usually be scheduled around residents with minimal interference to day-to-day living. Carpark and basement works often require short access closures — we plan these to overnight or weekend windows wherever possible. We build a resident notification plan and access schedule into every structural scope before a single tool comes out.

Our strata report flagged structural defects as "urgent" — how quickly can you move?
+

We can usually get on site for an assessment within 5–7 business days. If your engineer has declared a safety risk or issued a formal defect notice, tell us upfront — we'll prioritise the assessment accordingly. If there's an active structural failure with immediate risk to residents or the public, call us directly on 0410 515 509. We treat those differently.

What does Class 2 registration mean for structural repair work?
+

Class 2 registration under the Design and Building Practitioners Act means the supervising practitioner is formally responsible for the work, coordinates declared designs, and issues written compliance declarations at each stage. For structural repairs on a strata or commercial building, that creates a clear audit trail — one that protects the owners corporation if the work is ever challenged. It's not just a compliance checkbox. It means someone with legal standing is accountable for what was built, not just what was invoiced.

What if the scope turns out to be bigger than quoted once works start?
+

We do a proper investigation first — not a quote based on a walk-past and a guess. That said, structural repairs do occasionally reveal more damage once you get into the substrate. Concrete cancer spreads. Corroded reinforcement runs further than it looks. If that happens, we stop, document exactly what we found with photos and evidence, and provide a formal variation with full reasoning before proceeding. Nothing gets added quietly to the final invoice.
