Common questions
Location, width, pattern, and activity are the four things that matter. A diagonal crack across a door corner behaves very differently to a horizontal crack in a retaining wall or a step crack running through mortar joints. We carry out a proper investigation before recommending any repair — including crack monitoring equipment if the movement is still active. We won't quote a scope until we know what we're actually dealing with.
Not necessarily. We work alongside structural engineers and can help you engage the right one if you don't already have a relationship — including through your strata manager or insurer. What you do need is an engineer-of-record involved in specifying and signing off any structural repair. That's standard practice for us on every job. If your building already has an engineering report or defect notice, bring it. We'll work directly from it.
It depends on where the damage is and how the works are staged. Balcony soffit and facade structural work can usually be scheduled around residents with minimal interference to day-to-day living. Carpark and basement works often require short access closures — we plan these to overnight or weekend windows wherever possible. We build a resident notification plan and access schedule into every structural scope before a single tool comes out.
We can usually get on site for an assessment within 5–7 business days. If your engineer has declared a safety risk or issued a formal defect notice, tell us upfront — we'll prioritise the assessment accordingly. Class 2 registration under the Design and Building Practitioners Act means the supervising practitioner is formally responsible for the work, coordinates declared designs, and issues written compliance declarations at each stage. For structural repairs on a strata or commercial building, that creates a clear audit trail — one that protects the owners corporation if the work is ever challenged. It's not just a compliance checkbox. It means someone with legal standing is accountable for what was built, not just what was invoiced.
We do a proper investigation first — not a quote based on a walk-past and a guess. That said, structural repairs do occasionally reveal more damage once you get into the substrate. Concrete cancer spreads. Corroded reinforcement runs further than it looks. If that happens, we stop, document exactly what we found with photos and evidence, and provide a formal variation with full reasoning before proceeding. Nothing gets added quietly to the final invoice.
