Why it matters now

Major works fail in the gaps between contractors.

Split a major program across four trades and every gap becomes a variation, a delay, or a defect nobody owns. One head contractor means one program, one point of accountability, and one paper trail your committee can defend at the AGM.

⚡ Tender closing soon? We can walk the building and price the program within days.
Our work

The proof is in the projects.

Real Sydney strata buildings. Real scope. Real numbers. Verify any of them.

Manly low-rise strata balcony waterproofing project — Atomic ProjectsCLADDING, ROOF & WINDOWS — ONE PROGRAM

Mixed-use strata — St Leonards

Non-compliant ACP cladding replaced with a certified system, rooftop re-waterproofed, and all windows and doors renewed. Three scopes integrated into a single 8-month program to minimise disruption and duplication.

"They combined three major scopes into one program and dealt with council directly. We expected 12 months of chaos — it was done in eight."

Miranda high-rise balcony waterproofing project — Atomic ProjectsBALCONY WATERPROOFING PROGRAM

High-rise strata — Miranda

Balcony waterproofing had failed across both towers — water into the units below every time it rained. Each balcony stripped to substrate, root-cause failures found at upturns and junctions, and a new sheet membrane system installed with proper falls and drainage. Staged so residents always had access.

"18 balconies done in stages, 6 at a time. Every unit was watertight on the first go."

Darling Point rooftop waterproofing project — Atomic ProjectsROOFTOP WATERPROOFING

High-rise strata — Darling Point

Years of patching had never found the source. We stripped the failed membranes back, identified the real failures, and installed a high-performance system rated for coastal UV and wind-driven rain. Works planned around resident access and the premium finishes directly below.

"They stripped it back, found the real failures, and gave us a system we can finally trust long-term."

Works in occupied buildings

Major works, with your residents still home.

A major program sounds like it needs the building emptied, or a street closed. It doesn't. We isolate and make safe the live work areas, stage the program so only part of the building is under works at once, and keep residents, tenants and pedestrians moving. At Miranda we delivered 18 balconies in stages, 6 at a time — residents always had access.

Atomic PROJECTS vs a typical contractor

Why our programs finish — on price.

The cheap tender splits the program across trades and hopes. Here's what one head contractor actually means for your building.

What it costs

Straight answers on price.

This industry hides its numbers. We don't. Here's a realistic range before you speak to anyone.

$250K – $2M+
Typical major works program, depending on scope, staging and access. Example: three integrated scopes at St Leonards ≈ $1M+; 18 staged balconies at Miranda ≈ $980K; coastal rooftop at Darling Point ≈ $850K.

Fixed price, before we start.

After a site assessment you get a line-by-line, fixed-price scope your engineer can check and your committee can approve at the AGM — no mid-job surprises.

Major works programs from $250K — tendered or negotiated.

Risk reversal

The work is warrantied in writing. Verify everything.

Most major programs fail in the handoffs — when no single contractor owns the whole scope. We own it, in writing.

Engineer-specified throughoutWe price and build to the specification, and flag what it misses.
Class 2 DBP — Licence 360636CVerify us on the NSW Fair Trading register before you call. We'd rather you check.

Written warranty on completionA defined term, in writing.

We'd rather you check than take our word for it.

How we work

How we work — and why it doesn't fail twice.

1
We price the whole specification. The engineer's specification, priced line by line before we start — with anything it misses flagged up front.
2
We sequence the program by risk and access.Works staged so only part of the building is live at once — sequenced around access, trades and residents.
3
We deliver with residents in place. Each stage delivered to the engineer's specification, staged around your residents, with access maintained throughout.
4
You get the close-out pack — QA records, declarations, warranty.Declared designs, compliance declarations, QA records and a written warranty — everything your OC needs for its records and any future claim.
Is this you?

We're a fit for some buildings, not all.

This is for you if…

  • You manage a strata or commercial building in Sydney
  • A major program is specified, tendered or planned — facade, waterproofing, concrete, structural or capital works
  • The program is $250K or more
  • Your committee wants tender-grade documentation
  • Residents need to stay in place during works

Probably not us if…

  • It's a single-trade, one-off repair
  • The program is under $250K — see our service pages
  • It's a cheapest-quote tender where documentation doesn't matter
  • You need work outside Sydney

Who you're dealing with

You'll deal with the builder, not a call centre.

Major works go wrong in the handoffs — between trades, between quotes, between nobody-quite-owning-it. We run the whole program under one registration and one name, and I'm accountable for it end to end. Send me the spec or the tender package and I'll tell you straight what it'll take to deliver.

Common questions

What your committee will want to know.

Can you deliver against our engineer's specification?
Yes — that's how we prefer to work. We price and build to the specification line by line, and if the spec misses something, we flag it before it becomes a variation. Your engineer can audit our ITPs, hold points and QA records at any stage.
Can we invite you to a closed tender?
Yes. Send the tender package and we'll respond within 24 hours. We walk the building before we submit, so the price reflects the actual conditions — not just the documents.
How do you price a program this size?
We walk the building and the scope first, then give you a fixed program price before we start — line by line, with methodology your engineer can check. No allowances that quietly turn into variations later.
Do residents need to move out during major works?
Almost never. We stage the program so only part of the building is under works at once and residents stay in place. At Miranda we delivered 18 balconies in stages, 6 at a time, with access maintained throughout.
What documentation does the OC get at the end?
A full close-out pack: QA records from every hold point, compliance declarations, and a written warranty with a defined term. Everything your committee needs for its records and any future claim — handed over at certified completion.

Your building deserves better.
