Coolong Rd | Vaucluse

$50K concrete pool spalling repair at Coolong Rd Vaucluse. Honeycombing in the original pour and spalling around the reinforcement. Targeted remediation: defective concrete chipped back, reinforcement passivated, polymer-modified mortars rebuilt the structure, full epoxy coating system applied.

A concrete pool at Coolong Road had been built with honeycombing in the original pour — large voids inside the concrete matrix — and the surface concrete was spalling around the reinforcement. The combination meant water ingress, corroding steel, and a pool that was getting structurally weaker every season. Left untreated, the pool would have needed full replacement inside a decade.

The Challenge

  • Honeycombing — voids in the original concrete creating weak zones and water pathways.
  • Spalling and reinforcement corrosion — exposed steel was actively corroding, accelerating delamination.
  • Durability risk — untreated, the pool's structural capacity and watertightness would continue to decline year-on-year.

Approach

A targeted pool remediation program. Strip back to sound substrate, treat the reinforcement, rebuild the structure with submerged-grade mortars, and seal the whole thing with a manufacturer-warranted coating system. This is the methodology our concrete and structural repairs service uses on every pool spalling job.

  • Defective concrete removal — honeycombed and delaminated areas chipped back to sound substrate.
  • Steel reinforcement treatment — cleaned, passivated and protected to halt corrosion.
  • High-strength repair mortar application — polymer-modified, high-build mortars designed for permanent submerged use.
  • Surface fairing & profiling — internal pool surface restored for watertightness and correct finish.
  • Protective coating system — waterproofing/epoxy coating applied to seal the structure and extend service life.

Execution

  1. Preparation & Investigation
    • Defective areas sounded and mapped to determine full extent of honeycombing.
    • Water diversion and catchment measures put in place for safe working conditions.
  2. Concrete Removal & Reinforcement Repair
    • All unsound and porous concrete removed.
    • Corroded steel reinforcement cleaned back to bright metal and passivated.
  3. Structural Rebuild
    • High-strength repair mortars placed and cured in layers to rebuild affected zones.
    • Honeycombed areas densely compacted to eliminate voids.
  4. Finishing & Protection
    • Surfaces levelled and faired to match the pool profile.
    • Final waterproofing and epoxy coatings applied across the pool shell.

Wondering if your pool's symptoms warrant repair now or later? Our breakdown of concrete repair costs in Sydney shows what early-stage versus late-stage remediation costs strata committees.

Outcome

  • Structural integrity restored. Honeycombing and spalling defects eliminated, reinforcement fully protected.
  • Manufacturer-warranted coating system. Repair mortars and coatings provide a durable, watertight finish backed by manufacturer warranty.
  • Pool back in service. Structure reinstated to a condition fit for long-term use.
  • Two weeks, $50K. Targeted remediation cost a fraction of what a full replacement would have run.

Project Significance

Coolong Road is the case study for catching honeycombing early. If you're an OC seeing visible spalling or honeycombing in your pool concrete and want to act before it becomes a full pool replacement, this is for you. Treated when the symptoms first appear, it's a $50K, two-week job. Left until the reinforcement is past saving, it becomes a full pool replacement — ten times the cost and a full season of disruption. The methodology is the same as our larger pool remediation work; the difference is the timing.
