Balconies are among the most exposed and most failure-prone elements of any multi-storey building. Subject to direct weather, thermal movement, foot traffic, and the relentless UV of the Sydney climate, balcony waterproofing systems degrade over time — and when they fail, the consequences cascade quickly through the floors below. All balcony waterproofing works are carried out to AS 4654.2 and relevant manufacturer specifications. We work closely with engineers and strata managers to deliver scoped programs of work that are staged to minimise amenity disruption across the building.

How We Approach Balcony Remediation

  • Condition survey and defect mapping first: Before any work begins, we inspect all affected balconies, note the condition of tiles, membranes, drains, balustrade bases, and thresholds, and map defects to identify whether works can be staged or whether a building-wide program is warranted. A methodical approach prevents repeat visits and delivers better overall value for the owners corporation.
  • Full strip-out to structural substrate: Effective balcony remediation requires stripping all tiles, screeds, and failed membrane back to the concrete slab. We inspect the substrate for spalling, cracking, and moisture-related concrete defects, and address these prior to membrane application — ensuring the waterproofing system has a sound, prepared surface to bond to.
  • Falls correction where required: Many balcony failures are compounded by inadequate or reversed drainage falls from years of movement and settlement. We apply graded screeds to restore correct falls to drains before installing the new membrane, preventing ponding water that would otherwise degrade the new system prematurely.
  • Compliant membrane systems with correct detailing: We install robust, tested waterproofing systems appropriate to the balcony's exposure, substrate, and finish. Particular attention is given to upturns (minimum 150mm), drain sumps, threshold transitions, balustrade post penetrations, and the interface between the membrane and any adjacent wall waterproofing layer.
  • Reinstatement, flood test, then finishes: After the membrane is installed and cured, we flood-test the area for a minimum of 24 hours before any tiles or paving are reinstated. Only after the flood test is passed do we proceed with tiling and grouting, ensuring the membrane is not compromised by the finishing works.

How do I know if my balconies need waterproofing remediation?

Common indicators include water staining or damp patches on the ceiling of the unit or common area below a balcony, bubbling or delaminating tiles, cracked grout lines, rust staining from concrete soffits, or complaints of water appearing inside units during rain. Can balcony remediation be staged floor by floor to manage costs?

Yes, and this is common for large strata buildings. We work with owners corporations and their engineers to prioritise the most severely affected balconies first, stage works floor by floor or by elevation, and develop a multi-year capital works program that spreads cost across budget cycles while addressing the highest-risk elements immediately. This approach helps strata managers plan levies and avoid unexpected emergency expenditures.

How long does balcony waterproofing take per level?

A typical single balcony remediation (strip, substrate repair, membrane, tile reinstatement) takes 2–4 weeks depending on size and the extent of concrete defects found during strip-out. For a floor-by-floor program in a 10-storey building, the full program typically runs 4–8 months, depending on the number of balconies per level and the staging arrangement agreed with the strata committee.

Do residents need to vacate during balcony remediation works?

Residents are not required to vacate the unit, but they will not have access to their balcony during the remediation period — typically 3–4 weeks per balcony. We provide residents with advance notice, progress updates, and access to their unit throughout the works. Noise and dust are managed with appropriate controls, and working hours are agreed with the strata manager before works commence.

Will the new tiles match the existing ones?

We source tiles to match the existing specification wherever possible. For balconies where tiles are being replaced as part of the remediation, we provide samples for approval before ordering.
