How We Approach Concrete Repairs

  • Thorough diagnostic assessment first: We start by identifying the cause of damage — not just treating the symptom. This includes core sampling, carbonation depth testing, half-cell potential surveys, and visual crack mapping to understand the scope and severity before any cutting begins.
  • Correct surface preparation: We hydrodemolish or mechanically break out all deteriorated concrete to a sound substrate, exposing and treating corroded reinforcement with approved anti-corrosion coatings (typically zinc-rich epoxy primers) before any patching material is applied.
  • Specification-driven repair systems: Repair mortars and micro-concretes are selected to match the original substrate in strength, permeability, and thermal movement characteristics. We use only tested and approved products from leading suppliers such as Sika, Parchem, and Mapei.
  • Quality assurance at every stage: Our site supervisors conduct pull-off adhesion tests, inspect all surface preparation, and photograph every repair location before, during, and after works. All QA records are compiled into a post-repair report provided to owners and engineers.

What is concrete cancer and does my building have it?

Concrete cancer occurs when moisture and oxygen penetrate the concrete cover, causing the embedded steel reinforcement to corrode. As the steel rusts, it expands, cracking and spalling the surrounding concrete. Common signs include rust staining on concrete surfaces, blistering or delaminating concrete, cracking that follows the line of reinforcement, and visible structural steel. How long do concrete repairs last?

When properly specified and installed, concrete repairs using modern polymer-modified mortars should last 15–25+ years. The longevity depends on surface preparation quality, product selection, and the application of appropriate protective coatings. We provide product warranties and a documented QA record to support every repair.

Do you provide engineering sign-off for structural concrete repairs?

Yes. For structural repairs — particularly those involving load-bearing elements such as columns, beams, and transfer slabs — we work closely with the building's structural engineer. The engineer specifies the scope and repair methodology, and we can arrange an independent engineer to inspect and certify completed works where required.

Can concrete repairs be done while residents are in the building?

Most concrete repairs can be staged to allow continued building occupancy. We implement dust suppression, noise management protocols, and resident communication plans to minimise disruption. A full concrete repair program involves a systematic building-wide condition survey, prioritisation of all affected elements, and a staged multi-year repair schedule.
