Bricks and render are designed to protect your building — but once cracks appear or mortar joints start fretting, water finds its way in. Over time, this leads to movement, damp walls, spalling concrete behind the render, and even safety risks if sections become loose.
For owners and strata managers, failing façades also drag down the appearance of the building, spark complaints, and lower property value. What starts as fretting mortar or a hairline crack can quickly become a significant repair if left unaddressed — particularly in Sydney's coastal and humid environment, where moisture has every opportunity to exploit a weakness.
At Atomic Projects, we go beyond patch jobs. Our brickwork and render repairs address the structural issues behind the damage, restore finishes to match, and build in movement joints where needed to prevent future cracking. The result: a façade that looks neat, performs properly, and stays safe.
Common warning signs include hairline cracks that are growing or multiplying, visible mortar joint deterioration (fretting or missing mortar), damp patches on internal walls adjacent to the façade, staining or efflorescence (white salt deposits) on the brick surface, and sections of render that sound hollow when tapped. If you're seeing any of these, it's worth getting a professional inspection before the damage escalates. Our Building Investigations & Reporting service can provide a detailed condition assessment and prioritised repair scope.
In most cases, yes. We take samples from the existing building to match mortar colour, texture, and composition as closely as possible. For heritage buildings, we go further — sourcing lime-based mortars and traditional render formulations to match original materials in accordance with Heritage Council of NSW guidelines. Perfect matching on weathered surfaces is challenging, but our experience across hundreds of Sydney façades means we achieve results that blend naturally.
Crack stitching is a proven, durable repair method that restores tensile continuity across a cracked masonry element without preventing all future movement. When combined with correct movement joint installation, stitching typically provides a long-term solution. However, the underlying cause of cracking (settlement, thermal movement, moisture-related expansion) must also be addressed — otherwise cracks may reappear over time. Our diagnostic process identifies root causes before we recommend a repair strategy.
Yes. We have extensive experience on heritage-listed strata buildings and commercial properties across Sydney. Heritage brickwork repair requires a conservative, like-for-like approach — using compatible mortars, avoiding cementitious renders on lime masonry, and adhering to the Burra Charter principles and NSW Heritage Act requirements. We engage heritage consultants where required and document all works in accordance with heritage condition reporting standards. See our Heritage Restoration & Preservation service for more detail.
For typical façade work, residents remain in their units throughout the project. We install scaffold or swing stages on the exterior, implement noise management protocols, and schedule cutting and grinding activities within agreed hours. Residents on affected levels are notified in advance, and access to external areas is managed safely. Internal access to units is only required in rare cases where significant concealed damage is discovered during works.
