What is cladding replacement?

Cladding replacement is removing non-compliant combustible cladding — usually aluminium composite panel (ACP) or combustible render systems — and replacing it with a certified non-combustible system. It's driven by safety and compliance: a fire order, a building audit, or an insurer or buyer flagging the panels.

The job is more than swapping panels. The framing and substrate behind the cladding often need work, the new system has to integrate with the building's waterproofing and windows, and the whole thing has to be documented and certified — because the point of the project is to close out the order, not just change the look.

How much does cladding replacement cost in Sydney?+
It depends on the panel area, the replacement system specified by the fire engineer, access, and how much of the substructure needs rectifying once panels come off. Cladding packages on Sydney buildings typically fall in the $200K to $2M+ range. A defined scope and compliant system specification are what turn that range into a fixed, comparable price.
Who approves the replacement cladding system?+
The replacement system is specified through the project's fire engineer and consultants and signed off through the certifier pathway, with declared designs where the DBP Act applies. That documentation trail is the point of the exercise: it is what satisfies the order, the certifier and the insurer. A contractor should be delivering to that approved specification, not choosing panels themselves.
Is all ACP cladding combustible?+
No. Aluminium composite panels vary by core: panels with a high polyethylene core content are the fire risk, while other cores perform very differently. That is why identification and testing matter before anyone quotes replacement. Some buildings need full replacement, others only specific elevations or panel types. The assessment tells you which situation your building is actually in.
How disruptive is cladding replacement for residents?+
Residents stay in place. The building is scaffolded and works run elevation by elevation, so each part of the building has a defined disruption window. The noisiest phases are scaffold erection and panel removal; installation of the new system is quieter. Notices go out before loud works, and exclusion zones keep entries and walkways protected throughout.
What documentation do owners get after cladding replacement?+
A handover pack built for compliance: the declared designs and practitioner declarations where the DBP Act applies, compliance certificates, inspection and test records with photos, product certification for the installed system, and warranties. That file is what your certifier, insurer and any future buyer's solicitor will ask for, so it is as important as the panels themselves.
