There comes a point where a window can no longer be sealed back to health. The frame has corroded, the sashes have dropped, the glazing no longer holds a seal, or the unit simply predates the performance standards a building is now held to. At that stage, resealing is money spent to delay the inevitable — the sound repair is replacement.

Our window and curtain wall replacement service covers everything from swapping out individual failed units to re-glazing and rebuilding sections of a curtain-wall facade. We replace with modern aluminium, steel or thermally broken framing selected to meet the National Construction Code and tested to AS 2047 for weather performance and structural adequacy, with glazing to AS 1288.

Because window replacement on an occupied strata building is as much a logistics exercise as a construction one, we plan access, temporary weatherproofing and resident coordination up front so units are never left open to the weather and disruption is kept to defined windows.

How We Replace Windows & Curtain Wall

  1. Survey and measure. We assess every unit earmarked for replacement, confirm frame condition and opening dimensions, and identify structural, fire and compliance constraints before anything is ordered.
  2. Specify to standard. Replacement systems are specified to AS 2047 for the building's wind and exposure classification, with glazing to AS 1288 and thermal or acoustic performance matched to the brief and the NCC.
  3. Sequence and protect. We stage removals so no opening is left exposed, using temporary weatherproofing and coordinating access so residents know exactly when each unit is affected.
  4. Remove and prepare. Old units are removed, the opening is made good, and the structural reveal and any packing or flashing substrate is prepared to receive the new frame.
  5. Install, flash and seal. New frames are set to line and level, fixed and flashed to shed water outward, and perimeter-sealed with backer rod and elastomeric sealant to form a durable weather seal.
  6. Test and hand over. Perimeters are water-tested to confirm watertightness, operation is checked, and we provide compliance and warranty documentation for the owners corporation's records.

Frequently Asked Questions

How do we know whether our windows can be repaired or genuinely need replacing?

We assess each unit individually. Where the frame is structurally sound and only the sealant, gaskets or flashings have failed, targeted repair is the right and more economical call. Replacement is warranted when frames are corroded, distorted, dropped, no longer weatherproof despite resealing, or when they fall short of current thermal, acoustic or safety-glazing requirements. Our survey gives the committee a unit-by-unit breakdown rather than a blanket recommendation.

What standards do replacement windows have to meet?

In Australia, windows and external glazed doors are covered by AS 2047, which sets weather performance and structural requirements against the building's wind classification, with glass selection and human-impact safety governed by AS 1288. New units must also satisfy the National Construction Code, including any energy-efficiency provisions. We specify and install to these standards and provide the supporting documentation.

Can window replacement be done while the building stays occupied?

Yes — this is the norm on strata work. We sequence removals so no opening is ever left open to the weather, use temporary weatherproofing where a unit spans more than a day, and book access with each affected resident through the building manager. Most individual units are removed and reinstated within a single working day.

Is window and curtain-wall replacement a capital works item for a strata scheme?

Generally yes. Replacing windows or curtain-wall sections across common property is typically classified as capital works under the NSW Strata Schemes Management Act 2015, funded from the capital works fund and often requiring a general meeting resolution depending on value. We provide scope and cost documentation formatted for committee approval and for inclusion in the 10-year capital works plan.

Will new windows improve noise and energy performance?

They can significantly. Moving from older single-glazed aluminium frames to thermally broken framing with acoustic or double glazing reduces heat transfer, condensation and external noise. Where residents are motivated by comfort as much as by leaks, we can specify the glazing package to target those outcomes within the compliance requirements.
